Mortgage Approval Is Not The Same As Affordability

A mortgage approval can feel like permission. Sometimes it is. Sometimes it is just a ceiling you should not hit your head on.

This is one of the places where I want buyers to slow down. The number a lender says you may qualify for is not automatically the number that supports the way you actually want to live.

Approval Looks At Qualification. Affordability Looks At Life.

Your approval may account for income, debts, credit, assets, down payment, loan type, taxes, insurance, and current rates. Your real life also includes groceries, utilities, commuting, savings, travel, repairs, gifts, pets, children, aging parents, hobbies, and the version of yourself who does not want to feel house-poor.

The Monthly Payment Is Not The Whole Cost

Massachusetts buyers should think beyond principal and interest. Taxes, insurance, condo fees, utilities, maintenance, possible assessments, repairs, and cash reserves can change what a comfortable purchase looks like. A polished approval letter does not replace a working monthly budget.

A Strong Search Starts With A Comfortable Range

I like buyers to know three numbers: the maximum approval, the comfortable monthly payment, and the price range where they can still make good decisions under pressure. The third number is often the most useful one in a competitive market.

Do Not Let The Market Bully Your Budget

A home can be lovely and still not be the right financial move. A market can be competitive and still not require you to abandon your guardrails. Good strategy is not just getting an offer accepted. It is getting the right offer accepted without pretending the rest of your life disappears after closing.
